Low and behold, House Hunters had a program on Bend, Oregon last night. It's probably been shown before, maybe many times, because by the population sign (75k) and the prices of the houses (700 - 800k) it appears to have been filmed at the height of the boom, somewhere around 2006?
Got to admit, it made Bend look very attractive.
The couple settled on a house in Northwest Crossing, which has to have dropped in half in value....
Ouch.

Northwest Crossing is holding up better than most neighborhoods in town. I just looked and found a couple sales recently that were about equal to 2006 prices.
863 Fort Clatsop:
4/5/2010 for $434k
1/13/2006 for $427k
851 NW Fort Clatsop
4/22/2010 $409k
6/23/2005 $359k
Then there are some distressed sales that are quite a bit off 2006:
2553 Nw Lemhi Pass
2/17/2010 $280k (short sale)
4/12/2006 $480k
7/28/2003 $244k
I think Northwest Crossing is one of the only parts of town with builders still active. Take a drive around and there are a surprising number of new homes going up.
As far as subdivisions go - and I'm not a big fan of them - Northwest Crossing was better planned than others in town. They are getting better press, brand themselves better, had better planning - sidewalks, retail, parks, schools, alleys instead of garage front houses, a community garden, farmers market, etc... - than other subdivisions.
There are still some poorly designed homes - but less than the average. I think the retail is suffering, and I'm not sure the live/work townhomes will be viable for many, many years. I have my doubts about the plan for retail on the northeast part of the neighborhood at the NWCrossing/Shevlin roundabout unless the city does get their UGB expansion out that way.
There are problems, but I would guess way less than most of the single builder subdivisions in town.
